Owned property and commercial buildings
A fair amount of what we do in Ascension Parish is not somebody's own home. It is a property owner who has just been told there is a smell in a unit, or a commercial space where somebody noticed something in a back room.
Those jobs have a different problem attached to them: somebody has to approve the work before it can start. An owner has to decide. A business has to fit it around trading. A property manager has to take a number to an owner. So the useful thing is not a vague estimate — it is a written scope and a price somebody can actually sign off.
What that means practically
Our pricing is published — so you can put a realistic range in front of an owner before anyone visits.
You get a written scope, not just a figure, which is what an owner or an insurer will actually want to see.
The evaluation is free, so finding out whether it is a $600 problem or a $4,000 one does not cost anybody anything.
We can document what we find in a form that is useful for a claim or a lender.
One thing to know up front
We work with the owner of the property or the manager acting for them. Remediation means opening walls and removing material, so the work has to be authorized by the property owner.
What it costs in Gonzales
Published, because on a property somebody else has to approve you need a realistic figure before anyone schedules a visit.
| Scale of job | Cost | What that involves on an Ascension Parish property |
|---|---|---|
| Minimum | From $600 | One contained area — a closet, a section of wall, a bathroom ceiling |
| Small | $1,000 – $2,500 | A single room, or a limited area where some sheetrock has to be cut out |
| Medium | $2,500 – $5,000 | More than one unit or room, or growth inside wall cavities or the air handler |
| Large | $5,000 and up | Widespread growth, heavy demolition, or treating a whole building at once |
Most mold remediation in Louisiana lands between $1,000 and $5,000. On commercial property the thing that most often moves it up is the HVAC — once a system has been distributing spores, the scope stops being one room.
Our minimum is $600. Most mold companies set theirs at $1,000 to $1,500. On a property portfolio that difference compounds — the small jobs are the ones that stay small if somebody will actually take them.

Why the same unit keeps coming back
A mold certification covers the after: contain, cut out, treat, vacuum, run a scrubber. That is a real skill, and it is the whole course.
It teaches nothing about how a building was put together — where the supply lines run, how a slab wicks, what a shared wall does with water from the unit next door.
Water does not surface where it enters. It can come in at one point and appear thirty feet away, on a different wall, in a different room. Chase the stain instead of the source and the remediation gets paid for twice — which on property you own is not an inconvenience, it is the same line item hitting your books in consecutive years.
Before starting Mold Shield, our founder spent years as a superintendent for a residential homebuilder and as a project manager at a national restoration franchise. That construction background is why the moisture gets traced before anything is quoted.
What we usually find behind it
One failure can do it alone. More often several moderate problems add up until the building cannot keep ahead of the humidity.
Air conditioning that is not dehumidifying
The most common cause we find. Low or overcharged on refrigerant, no proper air balancing, restricted airflow, or oversized so it short-cycles. Cold, and still damp.
An attic running far too hot
A working attic stays within 10 to 15°F of outside. One without real ventilation sits at 140 to 150°F and drives that moisture down into the rooms below.
The wrong air filter
A high-MERV filter restricts airflow across the coil, and airflow is what removes moisture from the air. In this climate it can add five to ten percentage points of humidity on its own. We recommend MERV 4 or 5.
A leak nobody reported
Common in properties that are not owner-occupied. Not a burst pipe — those get called in. The shower pan that failed months ago, the slow drip under a sink that somebody put a towel down for.
How the work goes
Free evaluation, moisture traced, written scope and price for the owner to approve, then contained removal. Nothing begins before the scope is signed off, which is usually what matters when somebody else has to authorize the spend.
Specialist — and still the whole job
Mold is all we do. But mold is rarely only a mold problem, so rather than handing you a list of numbers we bring in master HVAC technicians, an attic ventilation specialist, general contractors and roofers, coordinated through one point of contact. On an owned or commercial property that is usually the difference between one approval and four.
And no markup on their work. The standard practice is to take a subcontractor's bid, add ten to forty percent as overhead and profit, submit it as your own price, then sub the work out anyway. We do not — you pay our partners' prices, and several of them discount further for our customers.
Mold testing in Gonzales
Louisiana licenses testing and remediation separately, and one company may not do both on the same property. We do the removal and refer testing to an independent assessor — which, where an owner or an insurer is involved, is also the result that carries more weight.
Common questions
How much does mold removal cost in Gonzales?
Our minimum is $600. Small projects generally run $1,000 to $2,500, medium projects $2,500 to $5,000, and larger jobs start at $5,000. Most mold remediation in Louisiana falls between $1,000 and $5,000. The evaluation is free.
I own the property but do not live in it — what do I need to decide?
Two things: whether the work goes ahead, and who is doing the repair that caused it. We give you a written scope and a price for the remediation, and we trace where the water came from so the same job does not come back. If a unit is occupied, we schedule the containment around that. Louisiana has no mold-specific statute — obligations come from general lease law, and the full explanation is here. This is general information, not legal advice.
Can you work around a business staying open?
Often, depending on where the work is and how much containment is needed. Containment seals the work area off and holds it under negative air pressure, which is what makes it possible to work in one part of a building without affecting the rest. Tell us the constraints when you call and we will tell you honestly whether it can be done that way.
Will you provide something in writing for the owner or insurer?
Yes. A written scope of work and a price, and documentation of what we found. That is normally what an owner, manager or insurer wants rather than a verbal figure.
Do you charge for the inspection?
No. Charging to show up means people wait until it is worse — and on a property somebody else is responsible for, waiting is usually what turns a small repair into a big one.
