Why crawl spaces go bad here
A crawl space is a dark, still, unconditioned void sitting directly on damp ground, under a state where the air is wet most of the year. If you were designing a place for mold to grow you would land on something close to it.
Three things usually combine. Moisture comes up out of the soil and has nowhere to go. Vents that were meant to dry the space out spend a Louisiana summer doing the opposite — pulling humid outside air into a cooler space, where it condenses on the underside of the floor. And nobody has been down there in years, so whatever started has had time to work.
Add a slow drip from a supply line, an AC condensate line that ends under the house, or a downspout dumping against the foundation, and it accelerates.
How you find out you have it
Almost nobody discovers crawl space mold by looking at it. It gets found from inside the house:
A musty smell that is worst at floor level
Strongest in the morning, in rooms over the crawl space, near the floor rather than at head height. Air moves upward out of a crawl space into the house, so what is down there does not stay down there.
Floors that feel cold, damp or springy
Or hardwood that has started to cup — edges lifting higher than the middle. That is the underside of the board taking on moisture the top side is not.
A home inspection during a sale
The most common way it surfaces, and the worst timing. An inspector goes where the homeowner never has, and suddenly there is a finding on a report with a closing date attached.
Allergy symptoms with no source upstairs
Worse at home than away, and nothing visible in the living space. Worth checking under the house before pulling anything apart inside it.
Including the ones you cannot get into
A lot of crawl spaces around here are tight. Low clearance, ductwork and plumbing in the way, piers every few feet — spaces a person cannot physically work in, and in some cases cannot get into at all.
That is normally where a homeowner gets told the job is not practical, or gets quoted for demolition to create access. We built our own equipment to treat crawl spaces at that clearance, so the answer is usually that we can reach it.

What we do, and what we do not
We do the mold
Removal and treatment of what is growing — on framing, joists, subfloor and insulation — and tracing where the water is arriving from, because a crawl space that stays wet regrows whatever gets treated.
We do not do encapsulation
Sealing a crawl space with a liner is a different trade and we are not going to pretend otherwise. Mold is all we do.

Not every damp crawl space needs encapsulation. It is a real solution to a real problem and it is also an expensive thing to be sold when a drainage fix or corrected venting would have done it. Fixing the moisture source comes first, and sometimes that is the whole job.

How the work goes
We come out free and go under the house rather than guessing from the hatch. If there is a problem, the moisture source gets traced first, then you get a written scope and a price to approve before anything starts. Containment matters here as much as anywhere — air from a crawl space moves up into the living space, so disturbing it without control moves the problem indoors.

How much does crawl space mold removal cost?
Our minimum is $600, and most crawl space jobs fall between $1,000 and $5,000. The variables are the area under the house, how much clearance there is to work in, and whether insulation and vapor barrier have to be removed and replaced. The evaluation that produces your number is free.
My crawl space is too tight for anyone to get under. Can it still be treated?
Usually yes. We built equipment specifically for low-clearance crawl spaces, because a lot of them here cannot be worked in conventionally. If yours genuinely cannot be treated we will say so at the evaluation rather than after you have paid something.
Do I need my crawl space encapsulated?
Sometimes, and less often than it gets sold. Encapsulation is a real fix for a genuinely wet crawl space, but it is expensive, and plenty of damp crawl spaces are damp because of a drainage problem or blocked venting that costs far less to correct. We do not perform encapsulation, which means we have no reason to talk you into it — if you do need it, our partners handle it at their price.
Will mold under the house affect the air inside it?
Yes, and this is the part people are surprised by. Air moves upward through a house, drawing in from below as it goes, so the crawl space is effectively part of what you are breathing. That is why a musty smell at floor level is worth taking seriously even when the living space looks clean.
