Mold inspection and mold testing: which one you actually need

You think you have mold and you want somebody to look at it. Most people search for "mold testing" to find that person. What they usually need first is an inspection.

An inspection finds the problem. A test tells you what is in a sample. They are two different jobs, and in Louisiana they are done by two different companies.

What an inspection is

An inspection is someone walking your house and looking for two things: where the growth is, and where the water is coming from.

When I do one, that means a moisture meter on the walls, a look at the air conditioning system, the attic, the bathrooms, the closets on the outside walls, and anywhere the house runs cooler or wetter than it should. By the end I can tell you what is affected, what is causing it, and what it takes to fix it.

That is the visit that finds the work and prices it. Ours is free.

What a test is

A test is a sample. Air pulled through a cassette, a swab off a surface, a piece of material, sent to a laboratory. The lab tells you what was in that sample and how much of it.

Mold testing is a separate licensed service in Louisiana. We do not perform it.

Which one you actually need

You can see it and you want it gone. You need an inspection, not a test. The EPA says it plainly: "In most cases, if visible mold growth is present, sampling is unnecessary." You already know it is there. What you need to know is why, and how far it goes.

You can smell it but you cannot find it. Start with an inspection. Most of the time the moisture tells you where it is. If the house is dry and nobody can find a source, that is when a test can earn its money.

You are buying or selling a house, or you want proof the job worked. This is where testing belongs. A home sale and a clearance test after remediation both need a result from someone independent, and a lab report is that result.

You want to know what kind of mold it is. Only a lab can tell you that. Nobody can do it by looking, and the treatment does not change with the answer. Why you can't identify mold by looking at it

Why the tester and the remediator are different companies

Louisiana does not let a licensed company test and remediate the same property, or own a piece of both. That is on purpose. The person telling you how bad it is should not be the person getting paid to fix it.

That is also why I will not test your house, and why I would be careful with anyone who offers to do both. The details are in the statute. Louisiana mold laws

The separation works in your favor. When we finish a job and an independent tester clears it, that result means something because we had nothing to do with it.

If what you need is someone to find the problem and fix it, that is mold remediation, and it is what we do.

Common questions

Is a mold inspection the same as mold testing?

No. An inspection is a visit to find the growth and the moisture causing it. Testing is a sample sent to a laboratory. In Louisiana they are licensed separately and done by separate companies.

Do I need a mold test before remediation?

Usually not. If growth is visible, the EPA says sampling is usually unnecessary. What you need is an inspection that finds the water and the extent of the damage.

When is mold testing worth it?

When you cannot find a source and the house still smells, when you are buying or selling a house, or when you want independent proof after remediation that the job worked.

Can the company that removes mold also test for it?

Not in Louisiana. The law bars a licensed company from doing both on the same property, so the result is independent of the job.

Do you do mold testing?

No. We do remediation only. If you need a test, tell us and we will point you to a licensed tester.
