Mississippi does not license this trade at all
This is the single most useful thing to know before you hire anybody on the coast, and almost nobody says it out loud.
Mississippi has no mold licensing, no certification requirement and no state standard for remediation work. There is no board to check, no license number to verify, and nothing stopping a person from buying equipment on a Tuesday and advertising as a mold remediation company on a Wednesday. That is not an accusation aimed at anyone in particular — there are good operators here. It means the burden of working out who is good falls entirely on you, because the state has not done any of that filtering.
We are licensed in Louisiana, where the state does regulate this — License MR.07924, which you can verify with the Louisiana State Licensing Board for Contractors in about a minute. That license does not have jurisdiction in Mississippi and we would not pretend otherwise. What it tells you is that we have met a standard somewhere that has one, and that our work has been accountable to somebody other than ourselves.
The question that works even where there is no license
If the state is not filtering anybody, insurance is. And it filters harder than most people realize, because general liability commonly does not cover mold at all.
The standard industry endorsement — the fungi or bacteria exclusion, form CG 21 67 — strips out two things at once: liability for injury or damage arising from mold, and the cost of testing for, cleaning up, removing or containing it. So a company can hold a real, valid, fully paid general liability policy, tell you in complete sincerity that they are insured, and have no coverage at all for the work they are about to do in your house.
Covering this properly is not one policy but a package, and the general liability in it has to be rated for mold — a different underwriting class from ordinary contractor’s insurance. We are fully insured for mold remediation, and we will send you the certificate on request.
For scale: Louisiana raised its minimum for mold remediation contractors to $500,000 in August 2026, so what we carry is double what the strictest state on this coast now demands. Mississippi demands none of it. Nobody here is being made to carry anything at all, which is why the certificate is the only thing that actually tells you something.
Ask any company on the coast for two things: what they are licensed or certified to do and by whom — and a certificate of insurance showing mold or fungi coverage, not just general liability. Any properly insured contractor can have their agent send one the same day. Where the state requires nothing, that certificate is the only real verification you have.
What it costs on the coast
Same pricing we use everywhere else. Minimum $600 for a small contained area, and most jobs land between $1,000 and $5,000 depending on how much material has to come out and whether the air handler has been carrying it around the house.

Salt air, and houses built to survive water
Coastal houses have their own version of this problem. Two things make it different from an inland job.
Salt shortens the life of everything metal. Flashing, fasteners, condensate pans, the coil in an outdoor unit, the screws holding a soffit vent in place. Corrosion is slow and invisible until something that was keeping water out stops doing it. A roof detail that would have lasted thirty years inland can give up considerably sooner within sight of the water.
A lot of the housing stock was raised or rebuilt. Elevated construction changes where moisture sits — the underside of a floor system becomes a surface that stays damp and that nobody ever looks at. And a house that was rebuilt after a storm often has newer finishes over older framing, which means the visible part of the house tells you very little about what is behind it.

Second homes and property you do not live in
A good share of the coast is owned by somebody who is not there most of the time, and mold in an empty house behaves differently. Nobody smells it early. The air conditioning gets set high or switched off to save money, humidity climbs, and the problem runs unopposed for months until somebody opens the door in spring.
If that is your situation, the practical thing is a written scope and a real number rather than a description over the phone, because you are deciding at a distance. We work with the owner or the manager acting for them — remediation means opening walls, and only an owner can authorize that.
How the work goes
Free evaluation, and a straight answer if there is nothing to do. If there is, we trace the water first, put a scope and a price in writing for you to approve, contain the area so nothing we disturb reaches the rest of the house, then remove or treat and walk the finished work with you.
Testing
We do remediation, not testing — and we keep those separate here for the same reason Louisiana legally requires it there. A company paid to find mold and then paid again to remove what it found has an interest in finding plenty of it.
Mississippi does not require that separation, which means on this side of the line you will meet companies happy to do both. That is legal here. It is still a conflict of interest, and it is worth knowing which one you are being sold. If you want sampling, we will point you to somebody independent.

Are you licensed in Mississippi?

How far along the coast do you go?
From Diamond Head east through Bay St. Louis, Pass Christian and Long Beach to Gulfport and Biloxi. We are not a Gulf Coast company in the sense of running to Alabama and Florida — this is the stretch we actually cover, and we would rather say so than take a job we cannot serve properly.
My place sits empty part of the year. What should I do with the AC?
Leaving it off is what causes most of the calls we get on empty houses. The system is the only thing removing humidity, so shutting it down to save money is usually a false economy. Set it to run rather than switching it off, and have somebody look in periodically — mold in an unoccupied house gets found late, and late is what makes it expensive.
Can salt air itself cause mold?
Not directly. What it does is corrode the things keeping water out and the metal parts of a cooling system, so it shortens the life of the components whose failure lets moisture in. The mold is still growing on moisture, but the salt is often why the moisture arrived.
Do you charge for the evaluation?
No, and that does not change because you are across the state line. Charging to show up is why people wait, and mold that waits does not stay the same size.
